How to Tell if Your Commercial Roof Needs Repair

Indoor Signs

Roofing problems that manifest indoors indicate serious problems, but ones that can be halted. Keep an eye out for the following, when inspecting your indoor spaces:

Water Stains on the Walls and Ceiling — Water stains are noticeable on white ceiling tiles. You can tell it’s an ongoing problem if the stain appears to be growing, which indicates an active leak. Locating the source is particularly difficult as leaks rarely flow straight down. While sometimes the leak may be caused by faulty plumbing or coolant lines, don’t take chances and just have the roof inspected by a roofing professional.

Mold and Mildew — Leaks can supply moisture to mold and mildew spores and encourage growth. If you or your tenants find mold anywhere, consult your roofing company, particularly if the moldy smell seems stronger at the upper levels. Sometimes the seams may become undone due to wind, or the roof may be punctured by sharp edges. These will eventually result in leaks, so the sooner they are re-welded or patched, the better.

Material Warping or Bubbling — Adhered single-ply roofing should appear to be perfectly flat. Warping or bubbling indicate damage from heat. Observe them for a few days, and if they seem to be getting worse, call your roofer for repairs.
